Mark Beaudoin represents developers, landowners and investors in all aspects of commercial real estate transactions, including land use and environmental permitting.

My focus

My practice focuses on assisting clients with the acquisition, financing, permitting, leasing and disposition of commercial real estate. The industries with which I work vary from commercial real estate developers and health care facilities to energy providers and telecommunication companies.

ACQUISITION, FINANCING AND DEVELOPMENT

I have represented parties ranging from large institutional owners and charitable organizations to family-owned real estate investment companies in the purchase and sale of retail and multifamily housing buildings. Recently, I represented a Fortune 500 company that simultaneously acquired two mixed-use developments having numerous existing commercial tenants and a history of environmental contamination.

LEASING OF MEDICAL, OFFICE AND MANUFACTURING SPACE

I have represented a number of large corporations in leasing commercial space across the country. Recently, I represented an international manufacturer and consumer products company in the negotiation of 100,000 sq. ft. leases involving the relocation of large manufacturing plants in Portsmouth, New Hampshire and Albuquerque, New Mexico.

RENEWABLE ENERGY PROJECT TRANSACTIONS

Another important part of my practice is working with renewable energy providers in connection with the acquisition and permitting of solar, wind, hydro and natural gas facilities, as well as, managing related due diligence and other site acquisition and/or leasing services needed to ensure my clients are protected and transactions close efficiently.

LAND USE AND PERMITTING

I help clients navigate complex land use and environmental regulations. In one recent project, I assisted a company that was in violation of a municipality’s zoning ordinance and site plan regulations come into full compliance while minimizing any impact on necessary business operations.

Looking ahead

By the year 2050, the 65-plus age group population will nearly double due to advancements in public health strategy and medical treatment. This projected growth, along with seniors who will have the financial capacity to take advantage of the numerous housing options now available, will continue to fuel the need for increased seniors housing development across the country. I look forward to working with investors, developers and public entities in the financing, permitting and construction of these important projects.
