Leonard Rodness is a partner in the Commercial Real Estate Group at Torkin Manes LLP in Toronto, Ontario. His Real Estate Law practice encompasses a wide range of commercial real estate matters, including acquisitions and dispositions, development projects, secured lending transactions, leasing arrangements, and cost-sharing matters. He advises clients on complex real estate transactions with a practical and business-focused approach.
Len works closely with developers, property owners, borrowers, institutional lenders, and private lenders across a variety of commercial, industrial, and residential real estate matters. He regularly assists clients with all stages of due diligence, including title and off-title searches, lease reviews, zoning and land use considerations, development potential assessments, and environmental and property-related issues.
He represents owners and developers of regional shopping centres and other commercial properties, as well as landlords and tenants in commercial and residential leasing matters. Len also advises on secured lending transactions and financing arrangements involving a broad range of real estate assets.
A significant part of Len’s practice involves matters relating to multiple ownership structures and shared property interests. He advises clients on structuring ownership groups, property severances, reciprocal operating agreements, cross-easements, restrictive covenants, and cost-sharing arrangements associated with commercial and residential developments.
Working collaboratively with members of the firm’s Commercial Real Estate Group, Len regularly drafts and reviews cost-sharing agreements for residential subdivisions and commercial developments. These agreements address the allocation of costs among developers for municipal land contributions, community infrastructure, and the installation of servicing infrastructure, including sanitary and storm sewer systems.
