Commercial Leasing. Represents clients in the negotiation and drafting of retail, restaurant, and ground leases.
Acquisitions and Sales. Represents clients in connection with commercial real estate acquisitions, sales, and development, assisting with due diligence, title review, title insurance negotiation, entitlements, and approvals. Examples include golf course and hotel properties.
Entity Management. Represents clients in connection with forming and structuring for-profit and non-profit entities, drafting operating agreements and bylaws, and obtaining government licenses.
Land Use. Advises clients with regard to zoning analysis, permitting, nonconforming uses and structures and zoning issues related to acquisitions and development. Also represents clients in court proceedings regarding land use, ownership, and entitlements.
Government Contracts. Advises clients on the legal requirements for obtaining and maintaining government contracts in the State of Hawaii.
Ms. Terayama earned her Juris Doctor from the George Washington University Law School. While in law school, Ms. Terayama was a member of the Federal Circuit Bar Journal and interned at the U.S. Court of Federal Claims, Office of Special Masters for Special Master Mindy Roth. Prior to joining the firm, Ms. Terayama taught mathematics at James Campbell High School as a Corps. Member for Teach for America. While there, she co-advised the Math Team and Mock Trial Team.
