Alonso J. Cisneros

Alonso J. Cisneros is a shareholder at Selzer Gurvitch in Bethesda, Maryland, where he focuses his practice on Real Estate Law and Real Estate Finance. He represents commercial real estate clients in complex transactions involving acquisitions, dispositions, development projects and financing matters across a broad range of asset classes. Alonso works closely with developers, borrowers, lenders and investors to provide practical legal counsel tailored to each client’s business objectives.

Alonso advises clients on commercial real estate loan transactions involving permanent, bridge, mezzanine, preferred equity, construction and split-loan structures. He represents commercial and investment banks, regional and local financial institutions and other lending entities in matters involving retail, office, hotel, industrial, multifamily and mixed-use properties. His experience includes structuring and negotiating financing arrangements designed to address the evolving needs of the commercial real estate market.

In addition to his finance practice, Alonso represents buyers, sellers and developers in the acquisition, sale and development of commercial real estate assets and property portfolios nationwide. He counsels clients through all stages of a transaction, including due diligence, contract negotiation, financing, development and closing. His work includes matters involving raw land acquisitions, developed properties, land assemblages, planned unit developments, CC&Rs, construction projects, leasing and asset dispositions.

Alonso also advises clients on the origination, sale and servicing of commercial real estate loans, including loans intended for secondary market securitization. He has substantial experience handling transactions under the Fannie Mae Delegated Underwriting and Servicing (DUS) program and the Freddie Mac Optigo Seller/Servicer program. His practice further includes counseling lenders and servicers on loan servicing, asset management and workout matters throughout the life cycle of commercial real estate loan portfolios.

His experience spans a variety of agency loan products and property types, including senior housing, affordable housing, manufactured housing, student housing, green financing, value-add projects and moderate rehabilitation developments. Alonso has represented clients in billions of dollars in commercial real estate financing transactions throughout the United States.

Before joining Selzer Gurvitch, Alonso was a partner in the real estate finance group of an international law firm. Earlier in his legal career, he served as a law clerk to The Honorable Gerald Bruce Lee of the U.S. District Court for the Eastern District of Virginia. Alonso is also a U.S. Marine Corps veteran and attained the rank of Major, serving in leadership roles that included assistant training and operations officer and civil affairs officer with the Fourth Civil Affairs Group.
