Ashley Champion’s practice encompasses all aspects of commercial real estate transactions. Ashley is the Co-Leader of the firm’s Environmental and Land Use Team.
What do you focus on?
Commercial Real Estate
I work with owners, investors, developers and state and local agencies and authorities in acquiring, selling, leasing, financing and developing commercial and institutional real estate, both locally and throughout New York State and in other large and small markets across the country.
Land Use and Zoning
Complex zoning and land use matters require dealing with and harmonizing the concerns and often competing interests of multiple stakeholders. I guide private sector and municipal clients through the maze of governmental processes and appear before municipal boards and agencies to secure the permits and approvals our clients need to move their projects forward.
Public-Private Partnership Developments
I work with developers and governmental entities on comprehensive public-private partnership developments, including transit-oriented developments and other mixed-use developments with unique commercial and residential components.
A substantial focus of my practice involves representing property owners and tenants in the negotiation and drafting of retail leases for space within single tenant buildings, large shopping plazas and mixed-use developments, as well as all other types of leasing arrangements, including ground leases and leases for office, manufacturing, storage and mixed-use space.
Wind, Solar and Utility Projects
I work closely with developers in drafting and negotiating wind, solar and telecommunications facilities leases and all types of utility easements and agreements, and in pursing land use and zoning approvals for energy and utility projects.
I assist institutions and health care providers in buying, selling and leasing hospital, nursing home, urgent care and medical office facilities. I represent a large regional medical institution and its affiliates in all aspects of their real estate undertakings, which include a significantly sized portfolio of off-site medical office leases.
